🏹 Notify Seller of Smoke Cert Requirement- This should be done when you list the home and then followed up on after the offer is accepted.
See email template to send to seller once P&S is signed to notify them of Smoke Cert and Requirement:

In Massachusetts you must have your smoke and carbon monoxide
detectors inspected prior to closing as it is a state law. These inspections are
done by the local fire department in which you reside. The charge for
inspecting the smoke and carbon monoxide detectors is ______________(Fill in cost for inspection for that town/city) I will make arrangements to inspect the home to see if the current detectors in the home are up to code. If they need to be updated I will let you know what is needed and what the cost is. I will schedule the inspection with the city/town and let you know once its scheduled. We will pay for the cost of the inspection and add the amount to be paid out at closing as a reimbursement. Please let me know if you have any questions. Thank you!

- Confirm how payment is handled
- notify seller of inspection date
- Inform seller that we will attend and pay for the inspection. The cost of the inspection will be added to the closing as a reimbursement to Access Real Estate
- Check home to ensure detectors are up to date. Refer to town/city website for smoke requirements.
⏳ Inspection
- Attend Inspection
- Bring copy of the smoke cert to office and scan/email to Elizabeth
- Get Elizabeth the original smoke to get to attorney for closing
- If you paid for the inspection
